Marketing tool - Offer FREE 1 Year Home Warranty

As a part of our marketing plan we offer FREE 1 year warranty for their buyers.  I signed up for th emembership of the warranty program toolbox and they have a certificate that I print out and put in our presentation folder for the seller as some of the bonuses we offer.  They seem to love that we are saving them money at the closing table.

We put a set limit to the offer and leave it open for them to pay the difference if they want to upgrade the policy -- if yes, we just have to inform our escrow officer and it will be included in the closing.

Also, Old Republic Title offers a free newsletter that they have set up.  Of course it is from them so it is really promoting their services more than yours, but its Free and it is a good tool to use and just make it more personal to you - the real estate agent.

This is just another idea of how to use the resources that the title companies have to offer.

I used the certificates in my farm area with an expiration date .I have not heard from anyone yet.

Most of my contracts from buyers come with a request of a paid-by-Seller Home Warranty. It seems the norm in the Dallas area market.

Many agents in my area have been offering a free one year warranty for years.  It sets them apart somewhat from the competition, but I'm not sure by how much.

I try my best to get the sellers to offer this on every home I have listed. It makes a great incentive.

I am not sure how much either, but I do see a smile crack their face when I tell them that it is included with our services.  And they do remember to repeat it to me again during the listing period and around closing so I figure it is something that they do like, ever small it is in the big picture.

I use the door hangers with that on it - although at one point I was not for the hangers I find that they are saving me some copying money and everybody is pretty used to seeing you putting them on the doors.

My special areas, I will do a letter and either leave that on the doors when cash is getting low and I need to get the word out anyway or when I am doing a mailing.  Stamps just went up again and I am beganing to think the 2 cent stamp is going to be something that we need to have a supply of at all times! Can't they stick you all the time..... (no punt intended, just a smile and a prayer)

That along with an agressive marketing plan is what I feel adds value to our services.  I am looking for other actions to add to my plan - got any?

Old Republic has a website where you can go on and get all these tools (and I am sure the others do too), the toolbox is full of goodies that can be good marketing tools for you.  But you can print out the certificate for free warranty and put that in your presentation packet.  People like free stuff.

I use their newsletter.  That's a good idea with the warranty but many agents in my area already offer that.  I'm usually able to get it through the negotiations.

Shane, glad you found this a useful tip.

David - I am in the process of setting up to use their newsletter because it is free and it is easier to get in it out to the public than trying to make up stuff and get it out on time every month.  I use the free warranty in my marketing plan to the sellers.  Just another means of marketing myself.
