That is right! Right in front of other agents, the seller and of course the other potential buyers -- right there at the open house! Let me tell you the story and you tell me if you feel this is a good tactic or just bad ethics.
Seller agreed to hold open house for a couple of hours on given days. She just asked that the potential buyers come with an agent, not alone - for her safety. Property is located in a popular and highly competitive area. So there was several agents there with their buyers.
To the Seller's great surprise... while she was in the back showing an agent and her buyer the back of the house and other agents were either coming in the front door or walking around the property... this agent that did not come with her buyer... just sat down and finished up the offer and when the Seller came back into the room -- handed her the offer and asked "what do we have to do to purchase this property?" This was a traditional sale.
Seller did not know what to say and told her that she should give that offer to her agent, gave her my information and then as soon as she could gave me a call.
This was the same agent that had called me and I had personally advised her that she would need to follow the instructions on the MLS for submitting her offer! She did not listen to me.
What would you have done in this situation and how would you view this agent?
- Aggressive ... but that is what is needed in this business
- Too pushy and would not have accepted her offer?
- Disrespectful of other agents?
- Just doing her job?
Please let me know your opinion.

Not sure I understand this...if the agent wrote the offer at the open house and was not disturbing anyone and was not in the way of the seller showing the house...while it would have been better to write it elsewhere and give it to you rather than to her....as much as we would like to...we can't dictate other people's behavior...say thank you and moooove on hopefully it is a good offer and they can moooove in !
Personally, I would have contaced you first with the offer. Why was this agent's buyer not there with them? Did that buyer see the house previously?
The seller told the agent what they should have known from the start and was apparently told. However, if the office is good with all the right supporting docs...a sale is a sale. I will deal with a pushy agent to close a deal..even a hard headed, overly aggressive, not want to follow the rules agent...After all, a sale is a sale!
I read the story and here is my conclusion. Desperate times comes desperate measures. I know many Realtors are tired of writing offers to bank owned properties and think they never get submitted to the bank. I would say that Realtor was just doing the job. Sales is an aggressive sport. If you are the listing agent, then I would go with that agent because that agent wants to close the deal. Passion is a powerful force. Now, you will have to do due diligence on the offer and buyer itself. I admire people who are aggressive and show a passion for their job. Just my opinion this morning.
I guess this is why I always attend my open houses, and in fact accompany all showings, unless the agent is from my office. Leave nothing to chance, especially the character of other agents!
She is aggressive but I don't consider it rude to the other agents. Nothing prevented the other buyers from presenting an offer. I would not do it but....
Rosemary other than the agent not following your instructions in the MLS, the agent was following her clients instructions and wrote an offer.
Hi Rosemary ~ Not my style but she's getting the job done. We would never have a seller host their own open house - I think that something like this (or all sorts of other things I would like less) is sort of what you would expect when you encourage your seller to host a bunch of agents without you being there. A lot of times we just have to swallow hard, get out of the way, and not let our feelings about the other agent get in the way of closing the sale.
